Buying Mountain Property
Investing in Mountain Land is Always a Safe Bet
Welcome to our website. I am the owner and broker in charge of Wakeman Realty. If you’ve read my bio you are aware of my forty years of experience in the North Carolina, Tennessee Real Estate market. Because I have been connecting buyers and sellers for many years throughout the area, I qualified to represent you and would like to do so as a Buyer’s Agent. As a Buyer’s Agent I can save you time and money with my knowledge of the real estate market in all of the following counties: Watauga, Ashe and Avery in North Carolina and Johnson and Carter counties in Tennessee.
Over the years I have experienced highs and lows in the real estate market in these counties. The one thing that remains a constant over the years is the steady growth in the value of farms, land, houses, and businesses. When you invest here in our beautiful mountains, you invest wisely in the future.
I’ll give you just two recent examples. I sold a 10 acre tract in 1989 for $30,000 and sold the same parcel in 2007 for $240,000 in Watauga County. And a house in Tennessee sold for $196,000 that two years ago I sold for $130,000.
As your Buyer’s Broker, I know the territory; I can help find just what you are looking for by narrowing your search, saving you time and money.
I not only know what is on the market and for how long, I know the people here.
Here are just a few statistics.
When I went into business forty years ago real estate agents were few and far between. Only four offices in Boone. Now there are 800 real estate brokers in just Watauga and Avery Counties. Land sold for about $100 an acre then and now the average cost in Watauga County is about $10,000 an acre. The average cost of a home was $50,000 or less and the average now is about $200,000. Real estate here averages about 7% increase each year in value.
We are a fast growing area with a high demand for real estate. You just can’t go wrong and please call me for a private consultation.
